5. Decide on a listing price
   Factors that will influence your price include:
   • timing
   • location
   • past sales in your area
   • current sales in your area
   • condition of your home
   • terms: what is included in the purchase price such as appliances, central air, etc.

This is what I do to sell your home:

1. Complete a detailed listing of your home
2. Install a lawn sign
3. Have your house posted on mls.ca with remarks
4. Advertise your house in print media
5. Add your house to my web site
6. Conduct open house(s)
7. A virtual, on-line tour (when appropriate)
8. Keep in touch with you regularly
9. Keep up on area activity (sales and new listings)
10. Provide relevant feed back
11. Talk about your property (build excitement)
12. Tailor a plan of action that fits your needs!
